Refinance Calculator – Savings & Break-Even

Quick answer

Enter your loan balance, new rate, term and closing costs to see the new payment, monthly savings, interest saved and the refinance break-even month.

Figures are estimates from this calculator’s standard formula — adjust the inputs in the tool below for your exact number.

How the Refinance Calculator Works

The new payment follows the annuity formula M = P × r(1+r)ⁿ ÷ ((1+r)ⁿ − 1), with r the new monthly rate (annual ÷ 12) and n the remaining months. Monthly savings = current payment − new payment; the break-even point = closing costs ÷ monthly savings. Example: $200,000 with 30 years left refinanced from 7% to 5.5% cuts the payment from about $1,331 to $1,136 — saving $195 a month, so $4,000 of closing costs break even in about 21 months.

FAQs

How much can I save by refinancing?

On $200,000 over 30 years, dropping from 7% to 5.5% cuts the payment from about $1,331 to $1,136 — roughly $195 a month.

When does refinancing break even?

Break-even months = closing costs ÷ monthly savings; $4,000 of costs ÷ $195 saved ≈ 21 months.

What if the new payment is higher?

Savings turn negative and there is no break-even; stretching $150,000 from 20 to 30 years at 6% cuts the payment from about $1,075 to $899 but adds interest.

How is the new payment calculated?

With M = P × r(1+r)ⁿ ÷ ((1+r)ⁿ − 1); $300,000 at 6% over 360 months (r = 0.005) gives M ≈ $1,798.65.
